Vistancia: North Peoria’s Award-Winning Master Plan

Vistancia is a 7,100-acre master-planned community in North Peoria. Since opening in 2004 it has sold more than 8,600 homes, and Ranking Arizona magazine has voted it the #1 master-planned community in Arizona for 13 years running.

Five communities

Vistancia is made up of five communities. The Village is the family-centered original, with parks, schools and trails. Blackstone is the private gated golf course community - new construction there is sold out, so buying in means resale. Trilogy at Vistancia is the established 55+ resort community. Northpointe is the elevated newer section with over 1,000 acres of mountain preserve. FIVE NORTH is the newest addition: a 320-acre urban core now taking shape.

FIVE NORTH

FIVE NORTH at Vistancia is a 320-acre mixed-use urban core at Loop 303 and Lone Mountain Parkway - the downtown Vistancia has been building toward. The first pieces are real: Mountainside Fitness bought the first commercial site in July 2026 and plans a 40,000-square-foot club with 70+ daily classes, announced to open in winter 2026. Nexus at Five North, a gated neighborhood of single-family homes and townhomes by David Weekley Homes, is coming soon. And a Scottsdale developer, Lyfe Companies, is under contract on a 9.65-acre first phase of the "main street" - a restaurant and retail district now being marketed to local and regional restaurants, with construction expected to begin in about a year. At buildout, FIVE NORTH is planned to add a hotel, offices, healthcare, education, about 1,500 apartment homes and an extension of the Discovery Trail.

Just north - Saddleback

Saddleback is not part of Vistancia - it is the next master plan up Vistancia Boulevard, and buyers here tour both. Developed by Castle Hill Partners, it spans 5,300 acres with 6,500 planned homesites, more than 2,500 acres of open space, 60+ miles of trails and 60+ acres of public parks, six miles from Lake Pleasant. Its first village, Saltbrush, is selling now with Taylor Morrison and Lennar model homes open (Lennar currently lists homes from about $511,000). Blue Basin, a gated village from David Weekley Homes and Toll Brothers, is planned for 2027, and Camelot Homes is also on the builder roster. The developer preserved more than 3,400 saguaros in the first two neighborhoods, and a future direct connection to SR-74 is planned.
