The communities
Most of 85383’s housing sits inside Vistancia’s five communities - The Village, Blackstone, Trilogy, Northpointe and the new FIVE NORTH urban core - plus surrounding North Peoria neighborhoods. Just up Vistancia Boulevard, the new Saddleback master plan (also in 85383) is selling its first village, Saltbrush, with more villages on the way. Options range from family neighborhoods to gated golf course living to two different 55+ choices.
Coming soon - businesses and restaurants
Right inside Vistancia, Vistancia Point (El Mirage and Lone Mountain) is adding McDonald’s, Taco Bell and Thai Chili To Go, and Kawaii Sushi opened there in summer 2026 - joining Fry’s Marketplace, Black Rock Coffee and Jersey Mike’s. Just south in North Peoria, The Trailhead at 83rd and Happy Valley has Crust Simply Italian, Jinya Ramen and Sparrow open, with Flower Child and an HonorHealth medical building under construction and Bamboo Sushi signed. Someburros opened at Lake Pleasant Towne Center in June, and a Chick-fil-A opened at 83rd and Happy Valley in May. The big one: FIVE NORTH’s main street district is now being marketed to local and regional restaurants, with a Mountainside Fitness club announced to open in winter 2026.
The outdoors
Lake Pleasant Regional Park is minutes away for boating, kayaking and camping, and Vistancia alone preserves more than 1,000 acres of mountain open space at Northpointe. Hiking and desert trails run through the master plan.

The jobs
The Loop 303 corridor is one of Arizona’s most active employment zones. TSMC is operating nearby, and in the Peoria Innovation Core the Amkor Technology campus is under construction - now a $12 billion investment expected to employ about 3,500 people, with phase 1 targeted to finish in 2027. A long-term demand driver for 85383 housing.
